Where does the Act apply? The Act is state law and is applicable statewide. The only exceptions are instances where state law is preempted by federal law (i.e., on Indian reservations,
Section 8 housing, etc.).
Does the Act apply to my rental units? The Act applies to the rental of dwelling units. Therefore, generally speaking, if you rent a residential dwelling, the Act applies to you, but there are some exclusions. The specific exclusions from the Act are found in A.R.S. Section 33-1308.
Does the Act apply to a landlord's on-site manager? Maybe. On-site managers are specifically excluded from the scope of the Act.
